1. Are you noticing any changes in what buyers are prioritising in 2025, like lifestyle, location, or property features?
“Yes, whilst the market as a whole is performing particularly well, primarily due to low supply and favourable economic conditions driven by declining interest rates, trends exist where certain properties have outperformed others. In the housing space, already renovated or finished new homes are commanding premium prices across all suburbs. Following consecutive years of dwelling approval decline and the increasing cost of labour and materials, most buyers are preferring the convenience of walk-in ready. Contrastingly, homes that need work, or perhaps the bulldozer, on large allotments of 600m² and bigger with wide frontages are also highly sought after. The luxury high-end market continues to perform in Brisbane, with record prices being achieved almost week on week.”

2. Have you seen any noticeable trends in investor activity this year, particularly with rising rents and low vacancy rates?
“With renewed confidence in the outlook for Brisbane and the lead-up to the Olympics, a surge in investor interest has come to fruition. Cashed up through the sale of previous properties or with significant amounts of equity in their existing portfolio, investors are in a position of strength to capitalise on market growth since COVID and future predicted growth by channelling their attention into the residential property market. As interest rates flirt with the longstanding average of 4 to 6 per cent, properties yielding higher rental incomes appear to be preferred, presenting a safer option when it comes to serviceability.”

3. How are sellers adjusting their expectations in the current market? Are they becoming more realistic, or still holding out for top dollar?
“As confidence in the market grows and more and more buyers look to dip their toes in Brisbane property, we’ve noticed seller expectations adjust accordingly. This is where alignment and strategy become critical. Sellers who are motivated and, more importantly, in line with the market, equipped with realistic data provided by their agent, are set to achieve premium results. Those sellers sitting above the market and with inflated price guides may miss the opportunity to negotiate with their premium buyer, typically found within the first four weeks of a campaign.”

4. Are there any signs the Brisbane Olympic Games are already impacting buyer or seller behaviour in certain suburbs?
“Talk of the Olympic Games is real. The hope and anticipation of what is to come is certainly influencing property owners’ future plans for their home and lifestyle decisions. For sellers, 2032 is the year they make life-changing money and can set sail into the sunshine, financially secure. For buyers, the time is now. Enter the market and reap the rewards before they are priced out for good.”

5. What advice would you give to homeowners who are unsure whether to sell now or wait until 2026?
“Design your life by choice. Get clear on what’s important to you and where you want to end up. Seek professional advice on your current situation and understand what’s required to move from point A to point B, whether that be pricing, budgets, making improvements for a greater return, or local market trends specific to your home. As long as you’re in the market, you’re on the train, so enjoy the ride!”
