Buyers are increasingly using online platforms to view homes before visiting the properties they like, making it important for sellers to have a strong online presence and maximise their property’s exposure. In the marketplace of Coorparoo, Holland Park, Camp Hill and surrounding areas, buyers are increasingly seeking assistance when purchasing homes in competitive markets. Many are engaging buyers’ agents to act on their behalf and assist them with property purchases. Younger buyers are looking for more affordable homes in outer suburbs. However, some prefer not to sacrifice proximity to the city and are instead opting for units and town homes rather than houses. Buyers are also showing a growing interest in energy-efficient homes with eco-friendly features. Sellers can enhance their chances by highlighting these aspects of their properties. Finally, market fluctuations remain critical to watch. The real estate market can change rapidly, so buyers and sellers should stay informed about interest rates, local demand and property values. This often results in buyers needing to adjust their budgets or consider smaller properties. In my local area, demand for homes in the “mid-price range” is very competitive. I often recommend buyers seeking homes at $1.8 million look at properties in the $1.5–$1.7 million range. This strategy provides greater opportunities to secure a home, especially in multiple-offer situations. My advice for prospective buyers is to get pre-approved for a mortgage early, so you understand your budget. Keep an eye on interest rates and work with a mortgage broker to receive advice tailored to your individual circumstances.”


What are some common mistakes that buyers should avoid when making offers or bidding at auctions and how can they enhance their chances of success?

“When purchasing at auction, buyers should set a clear budget and stick to it to avoid financial and legal complications. Ensure your broker is engaged and you have pre-approval before bidding at auction. An auction sale is a cash/unconditional contract, meaning you cannot withdraw if you are the highest bidder. To enhance your chances with properties sold either by private treaty or at auction, make competitive and well-prepared offers. Be ready to act quickly in fast-moving markets. This is why, as mentioned earlier, searching for homes in a lower price bracket can improve your chances. I frequently encounter multiple-offer scenarios and help buyers understand the process, which varies between agents and agencies. It’s best to ask the selling agent how they intend to manage the process.”


Can you provide insights into the role of real estate agents in facilitating property transactions and what qualities should buyers and sellers look for when selecting an agent?

“Real estate agents play a key role in guiding buyers and sellers through what is often one of the largest financial decisions they will ever make. While we cannot provide financial or commercial advice, we help navigate the processes involved in selling or buying a home or investment property. I assist my clients by recommending property updates or improvements where necessary, devising strategies and advising on sales methods, pricing, marketing, negotiation and ensuring a smooth and successful outcome for all parties involved. When selecting an agent to sell your home, look for professionalism, experience and a proven track record of sales. Choose someone who knows the area and has a strong understanding of the local market, combined with excellent communication skills. A good agent will listen to your needs and advocate for your interests. A great agent will guide you effectively and make you feel confident in their ability. Be cautious of agents offering free marketing or significant commission discounts. These agents often cost sellers more in the final sale price. Select an agent like myself, who will work to maximise your sale price and deliver outstanding results.”


How are sellers adapting their marketing strategies to attract buyers in the current market and what are some effective methods for maximising property exposure?

“In recent years, most sellers in my area won’t consider selling without professional images and floor plans. With nearly 20 years of experience in this market, I’ve noticed that what used to be a first inspection is now akin to a second inspection. Buyers can have a thorough virtual experience with professional images, videos, drone footage and floor plans. If they like what they see online, they are likely to attend an inspection. To present homes in the best possible light, sellers often declutter with the help of family and friends or engage professional styling and staging companies. It has become standard for sellers to use professional photography, virtual tours, videos, drones and detailed floor plans to showcase properties online. High-quality visuals significantly attract the right buyers. Understanding that buyers are often time-poor, we offer flexible viewing options such as open homes and private tours to accommodate different schedules. Digital and print media are integral to a marketing campaign. Every home and seller is unique and we tailor our strategies accordingly, considering each client’s budget and circumstances.”
